Rental conditions/Terms and Conditions
1. Check-in / Check-out
a) Check-in is possible from 4 p.m.
b) Check-out by 11 a.m. at the latest.
c) If the guest does not arrive by 11:00 a.m. the following day without notification, the trip is considered canceled by the guest. The fees from point 3 apply.
d) If the departure time is exceeded by more than 30 minutes and has not been agreed upon or confirmed, a flat rate of €25.00 will be charged for each hour or part thereof
e) Individual agreements must be clarified and agreed in writing/via email with “DS Falkenberg Tourismus UG”.
2. Handover of keys
a) Check-in takes place partly via a key safe or with key handover on site. The respective check-in variant is in the advertisement.
3. Cancellation / Withdrawal
a) The tenant can withdraw from the contract at any time. Cancellation must be made in writing or via email.
b) The following cancellation fees apply: based on the total amount

from the day of booking and up to 15 days before the start of the rental period: 0%

14 to 6 days before the start of the rental period: 20%

from 5 days before the start of the rental period or if you do not show up/start the trip: 90%
c) The date of receipt of the cancellation by “DS Falkenberg Tourismus UG” counts.
d) Amounts already paid will be offset.
e) A replacement person who enters into your contract under the agreed conditions can be provided by you after consultation and consent on our part.
f) If the booking is booked via a booking portal, the conditions set out there apply.
4. Prices
The amount that is displayed in the booking form after entering all the data applies.
The amount shown is understood. including final cleaning and selected optional services.
5. Payment
a) Booking more than 28 days before arrival:
The deposit of 20% must be paid within five days of booking.
The remaining amount is due 21 days before arrival.
b) Booking less than 28 days before arrival:
The total amount must be paid within five days of booking, at the latest on the day of arrival.
c) If the invoice is not paid by the due date, “DS Falkenberg Tourismus UG” can, after a one-time reminder, release the data again and claim damages in accordance with point 3.
6. Obligations of the tenant
a) The house with its outdoor facilities, the holiday accommodation itself and its inventory must be treated with care by the guest.
b) If something breaks/becomes damaged, “DS Falkenberg Tourismus UG” must be informed immediately. Any damage or defects discovered upon arrival must be reported to the host immediately, otherwise the guest will be liable for this damage.
c) If any service disruptions occur, the tenant is obliged to do everything reasonable within the scope of his legal obligation to help resolve the disruption and keep the resulting damage to a minimum.
d) On the day of departure, the tenant must remove personal belongings, dispose of household waste in the designated containers, and store dishes clean and washed in the kitchen cupboards.
7. Compliance with house rules
“DS Falkenberg Tourismus UG” reserves the right to terminate the contractual relationship without notice and without reimbursement in the event of violations of the house rules and good manners (such as noise, unbooked overnight visits and smoking in the apartment).
8. No smoking in the accommodations
Smoking is strictly prohibited in the accommodations. In case of non-compliance, a cleaning fee of 200 euros will be charged.
9. Electric cars
Charging a vehicle with household electricity from a Schuko socket is prohibited.
10. Liability
a) The tender was prepared to the best of our knowledge. We are not liable for any influence on the rental property due to force majeure, common power and water outages and storms. Likewise, no liability is assumed if unforeseeable or unavoidable circumstances occur, such as official orders, pandemics, sudden construction sites or disruptions caused by natural and local circumstances. However, the landlord is happy to help resolve the problems (as far as possible).
b) The landlord is not liable for the use of the play and sports equipment and equipment provided (e.g. toaster, charging station, kettle, stove).
c) The tenant's arrival and departure is his or her own responsibility and liability.
d) The landlord is not liable for personal items in the event of theft, loss, water damage or fire.
e) The tenant is fully liable for intentional destruction or damage.
11. Contractual relationship
a) DS Falkenberg Tourismus UG (limited liability) is the operator of its own holiday accommodation and an agent for third-party holiday accommodation.
b) The rental of your own holiday accommodation is carried out in the name and on behalf of DS Falkenberg Tourismus UG (limited liability)
c) The rental of third-party holiday accommodation is carried out in the name and for the account of the respective owner/operator. DS Falkenberg Tourismus UG (limited liability) acts as an intermediary in this case.
d) The provisions of these rental conditions/Terms and Conditions apply to both your own and third-party holiday accommodation.
e) The rental agreements concluded are only valid for the booked periods. These are expressly accommodations for short-term rentals. No residence is established, nor is there a right to it.
12. Final provisions
Photos and text on the website or in the flyer serve to provide a realistic description. 100 percent compliance with the rental property cannot be guaranteed. The landlord reserves the right to make changes to the furnishings (e.g. furniture) provided they are of equal value. If one or more provisions of these terms and conditions are or become invalid, this will not affect the effectiveness of the remaining conditions. The ineffective regulation must be replaced by an effective one that comes closest to the economic and legal will of the contracting parties. German law applies. The place of jurisdiction and place of performance is the registered office of - DS Falkenberg Tourismus UG (limited liability) -

a)Booking more than 24 calendar days before arrival:
(a.a.)The deposit, amounting to 20%,must be paid within five calendar days of booking.
The booking becomes binding upon receipt of your deposit.
(a.a.a) If the deposit is not received - despite a reminder - we reserve the right to cancel the booking.
In this case, there are no claims for damages on either side.
(a.b) TheThe remaining balance is due 14 calendar days before arrival.
b)Booking less than 24 calendar days before arrival:
(b.a) The total amount is due within five days of booking, at the latest on the day of arrival.
(b.a.a) If payment is not received - despite a reminder - we reserve the right to cancel the booking.
For short-term bookings and payment by bank transfer, we accept proof in the form of a screenshot/photograph of the payment.
In the event of cancellation due to non-payment, claims for damages may arise, see point 3 paragraph b.

c) If any service disruptions occur, the guest/tenant is obliged to do everything reasonable within the scope of his legal obligation to help resolve the disruption and keep the resulting damage to a minimum.
d) On the day of departure, the guest/tenant must remove personal belongings, dispose of household waste in the designated containers, and store dishes clean and washed in the kitchen cupboards.

10. Lost and Forgotten Items
a) The landlord assumes no liability for lost items belonging to the guest/tenant.
b) The landlord keeps the guest's forgotten items for 3 months after departure. After something has been found, he informs the guest/tenant about the lost item.
c) Lost property must either be picked up by the guest/tenant themselves or the costs of forwarding, shipping costs/postage plus a processing fee, must be borne by the guest/tenant. The processing fee is a flat rate of €25.00, including VAT. The shipping costs will be passed on to the guest/tenant in the amount of their own costs, plus VAT, for shipping and postage.
11. Liability
a) The tender was prepared to the best of our knowledge. We are not liable for any influence on the rental property due to force majeure, common power and water outages and storms. Likewise, no liability is assumed if unforeseeable or unavoidable circumstances occur, such as official orders, pandemics, sudden construction sites or disruptions caused by natural and local circumstances. However, the landlord is happy to help resolve the problems (as far as possible).
b) The landlord is not liable for the use of the play and sports equipment and equipment provided (e.g. toaster, charging station, kettle, stove).
c) The arrival and departure of the guest/tenant is their own responsibility and liability.
d) The landlord is not liable for personal items in the event of theft, loss, water damage, fire and other origins and reasons.
e) The guest/tenant is fully liable for damage caused by the guest/tenant - in particular willful destruction/damage.
(e.a) The costs incurred/repairing the damage caused by the guest/tenant will be passed on to the guest/tenant.
Wear and tear and damage that are not the responsibility of the guest/tenant are excluded from this regulation.
(e.b) In the event of willful destruction/damage, the landlord will charge a processing fee in addition to the costs in accordance with 11/e/e.a and, if applicable, compensation for loss of sales.

The processing fee for deliberate destruction/damage is a flat rate of €250.00, including VAT.

The compensation for loss of sales in the event of willful destruction is calculated based on the number of nights lost at the applicable overnight rate, for two people, without other services. Compensation is due for all nights that cannot be occupied due to the willful destruction/damage.
Nights cannot be booked in two cases and are considered canceled nights:
1st case: A stay for guests is not possible until the damage has been repaired.
2nd case: A stay for guests is not possible while the damage is being repaired.
12. Contractual relationship
a) DS Falkenberg Tourismus UG (limited liability) is the operator of its own holiday accommodation and an agent for third-party holiday accommodation.
b) The rental of your own holiday accommodation is carried out in the name and on behalf of DS Falkenberg Tourismus UG (limited liability)
c) The rental of third-party holiday accommodation is carried out in the name and for the account of the respective owner/operator. DS Falkenberg Tourismus UG (limited liability) acts as an intermediary in this case.
d) The provisions of these rental conditions/Terms and Conditions apply to both your own and brokered holiday accommodation.
